I know the law for RESIDENTIAL leases you Can’t ask/demand a 1st AND Final month’s rent plus security deposit. Even so, in the case of COMMERCIAL rentals, I am unsure. They are two separate laws.

Depends on the state–it is legal for residences where I reside and have lived for 40 years. For commercial properties in some states they can even demand the renter post a bond for a portion of the lease.

My father is a commercial real estate broker and he has definetly made a very successful living off of it. I dont know specifically how much comission he makes, but I have heard he has made four million ahead of on a single building, I dont know if that is the highest he has produced on one particular creating though. He has sold 70 million dollar buildings before. It definetly tends to make you much far more than residential real estate. And the market place doesnt get bad for commercial. It is a greater industry and a smarter choice.

Depends what state you reside in and what the laws are.. I would say you do not have to give it to him, as if he wants to enter the premises, he is required to give you advanced notice anyway… but I would check my local landlord/tenant laws…
