Query by J F: Is it legal or illegal to ask for Very first AND Final Month’s rent, plus a security deposit on COMMERCIAL property?
I know the law for RESIDENTIAL leases you Can’t ask/demand a 1st AND Final month’s rent plus security deposit. Even so, in the case of COMMERCIAL rentals, I am unsure. They are two separate laws.

Depends on the state–it is legal for residences where I reside and have lived for 40 years. For commercial properties in some states they can even demand the renter post a bond for a portion of the lease.

Why is computer security so easy to bypass.
In Xp you can lock your files and folders from other users so they cant view them but if you attached the tough drive with xp on it to a vista pc or laptop vista will bypass xp,s security and let you view all files.

Why is is so simple to bypass vista passwords too And why is it that you can use a usb device to take controll and get sensative data from pcs and laptops.

I have often learnt how to bypass security by any implies.
Even the secure computer can be breeched so why is computer security so weak?.

xp & vista are very weak and most of the population use windows even with the security packs installed and the latest updates installed a pc can nonetheless be breeched.

I do not assume any individual who owns a computer would be secure security wise so why do people even bother with security programs most of them cant detect newly programed code and by the time they do its as well late.

I’m renting a commercial building where I not too long ago enabled a disabled motion detector security method. I pay the monthly fees for the system. I can think of some good causes to give the renter the code to disable the system but I would like to know if by law he would have the correct to request it from me considering that I don’t truly own the developing.

Depends what state you reside in and what the laws are.. I would say you do not have to give it to him, as if he wants to enter the premises, he is required to give you advanced notice anyway… but I would check my local landlord/tenant laws…
